Timberseek turns live construction permit data into a prioritized list of warm sales leads for lumber yards, millwork shops, truss manufacturers, and building-material distributors.
48 permit sources · 20 states · 90-day pilot, no cost unless a builder buys
No tags, no fluff. The product is a prioritized list of builders starting projects in your territory, ranked by how likely they are to be buying framing material now.
We pull from 48 county and city permit portals across 20 states. New homes, additions, and remodels. Each run reports only the permits you haven't seen before.
Four signals, all from the permit record: how far along the job is, how much lumber the work uses (new construction, remodel or outdoor), how many jobs the builder has going, and whether contact details are on file. Scores run from 0 to 50.
Every source's permit status is mapped to the same stages (submitted, issued, inspection, final), so a builder's jobs read the same in any market, and newly issued jobs rank first. In Florida, Timberseek also matches Notice of Commencement filings.
We query county and city permit portals on ArcGIS, Socrata, CKAN, and OpenDataSoft, and normalize every record to one format: contractor, job address, permit type, and status.
Each permit is scored from 0 to 50 on its stage, lumber tier, builder activity and contact details. A project's sub-permits count once, and trade-only permits are set aside. Contact enrichment is available as an option: email and phone from the permit where listed, or a Google business lookup when only a name is on file.
A prioritized lead list in CSV, grouped by how you can reach each contractor (email and phone, phone only, or name only), plus a market report that ranks your markets and the builders in them.
The same permit data, worked into the three things a sales team asks for first: where to sell, who to call, and leads that are worth the call.
Every market and every builder in it is ranked by lumber-weighted permit activity, so a county full of new homes outranks one full of kitchen remodels. Job values come with each market where the city publishes them.
When you start, we capture your job profile: the job types you supply, the permit stages you want to hear about, job size, and the markets you cover. Your lead list is tuned to it.
No electricians, pool contractors or permit-filing services. A project with ten sub-permits counts once, remodels are not counted as new homes, and mistyped job values are dropped.
Timberseek doesn't invent leads. We aggregate what's already public — construction permits — and turn it into something a sales team can actually act on.
We find the builders pulling permits in your delivery area and introduce you to the ones you don't supply yet. You pay commission only on paid invoices from those new accounts.
We reply within three business days.
